What many homeowners never realize is that nearly every manufacturers owner's manual and warranty states that the homeowner is required to maintain their equipment or the warranty may become void. At West End Heating and Air, we offer annual maintenance agreements to reduce your costs verses on-demand maintenance calls.

What is the "West End Precision Tune-Up"?

Let us be clear, not all Maintenance Agreements are equal. Do not be fooled by our competitor’s low cost “flash light” inspections posing as a Maintenance Agreement.

West End will actually perform a tune-up on your system. Our tune-up adheres to the recommendations of all heating and cooling manufacturers. Our services will help maintain the efficiency of your equipment and extend its useful life. We strongly believe in only providing products and services that we feel comfortable purchasing and using in our own homes. We have personally seen the savings from having annual maintenance and feel compelled to share it with everyone!

The "West End Tune Up" Procedures

  • Evaporator Coil-Clean where accessible
  • Blower Wheel-Clean as necessary
  • Refrigerant Charge-Check by superheat/sub cooling
  • Air Filters-Replace filters, customer supplied
  • Belts & Pulleys-Inspect & adjust
  • Thermostat-Check for proper operation
  • Controls & Safeties-Inspect & test
  • Motors-Inspect & clean as necessary
  • Capacitors-Check for proper operation
  • Condensate Drains-Check & drain tablets added as needed
  • Crankcase Heater-Check for proper operation
  • Relays & Contactors-Inspect
  • Crankcase Heater-Check for proper operation
  • Relays & Contactors-Inspect
  • Unit Disconnect-Inspect & loose connections tightened
  • Unit Wiring-Inspect & loose connections tightened
  • Fan Switch-Check and adjust as necessary
  • Pilot-Check from the furnace shut-off valve to burners
  • Flue Pipe-Inspect
  • Gas Line-Check from shut off valve to burners
  • Ductwork-Check for air leaks & proper insulation
  • Emergency Float Switch-Check for proper operation
  • Operation of Unit-Check for proper operation
